GROUND-UP
REDEVELOPMENT
Levittown Town Center - Levittown, PA
Levittown Town Center is a ground-up redevelopment DLC launched on the site of the former Levittown Shopping Center in Bucks County, Pennsylvania. Once the largest shopping center east of the Mississippi River, the center had become functionally obsolete and a local eyesore, with a vacancy rate approaching 75%.
Before beginning demolition, DLC first secured local, county and state approvals, a process complicated by the environmental condition of the center and its location adjacent to a portion of the Delaware Canal. To prepare the site, DLC carried out asbestos abatement on over 500,000 square feet of space, removed 37 underground storage tanks and completed the environmental remediation of the entire 60-acre property.
Once completed, the new 468,675 square foot center will provide retailers with excellent access to the strong infill, blue collar demographics of lower Bucks County. Home Depot is the first retailer operating in the center and is being joined by Wachovia and KFC on separate pad sites. We are in advanced negotiations with other national retailers well suited to the market’s demographics, including a leading supermarket, pharmacy and a variety of specialty retailers.
By recognizing an opportunity to redevelop a tired and outdated asset, DLC is helping create new jobs and a new tax base for the Levittown community, and is providing an attractive option to a host of retailers seeking to enter the local market or expand their presence in Bucks County. Through our success in matching the needs of the community, retailers and local consumers, DLC is creating outstanding value on our investment in the center.
