If you are interested in exploring a property sale with DLC, we will need the following types of property information to make our discussions as productive as possible:

ARGUS PROJECTIONS

SITE PLAN

  • Each tenant location identified, including any shadow anchors and pad sites not included in the sale

RENT ROLL

  • Tenant names
  • Individual tenant GLAs
  • Lease commencement and termination dates
  • Renewal options
  • Minimum rent and rent escalation schedule during the initial term and all option periods
  • Expense stop information for CAM, real estate taxes and insurance
  • Major tenant sales results (if reported) for past three years
  • Co-tenancy and kick-out provisions
  • Detail on vacant space and pad sites


OPERATING EXPENSES

  • Common area maintenance expenses
  • Real estate taxes
  • Insurance

OTHER EXPENSES

PHYSICAL PLANT

  • Age and type of roof
  • Condition of vacant tenant spaces
  • Existing environmental encumbrances


INFORMATION ON TRADE AREA COMPETITION

  • New developments
  • Competing properties and tenancy
  • Dark anchor boxes


LOANS (IF ANY, AND IF A LOAN ASSUMPTION WILL BE REQUIRED)

  • Name of lender
  • Original and current loan balance
  • Interest rate
  • Amount of loan payment
  • Original amortization term and due date
  • Lock-in and pre-payment provisions
  • Terms and cost of loan assumption
