We focus on assets strategically located in primary metropolitan statistical areas, particularly in the Northeast, Midwest, Mid-Atlantic and Southeast. We also have the flexibility to acquire properties in less traditional locations, including many university and college markets.
As a private, long-term investor, DLC has tremendous flexibility as to the types of shopping centers we acquire. In general, we look for centers that generate (or we believe are capable of generating) strong repeat consumer traffic, ranging from fully leased, stable assets to properties in need of total redevelopment. We will consider acquisitions where mortgage debt is already in place, as well as centers on ground leases if there is enough term remaining to create attractive financing.
For “hard to understand” and under-managed properties, DLC should always be your first call. We have extensive experience acquiring and operating shopping centers that other owners avoid, including difficult environmental remediation candidates, dark anchor boxes, large vacancies, short-term anchor leases and alternative use opportunities.
